During a property valuation, one of our agents will visit to assess the selling value of your home. If you decide to sell with us, the agent will create a customized sales plan.
What factors influence the selling value?
Firstly, location and surroundings play a crucial role. Our agents evaluate the neighborhood, proximity to amenities, schools, and transportation options to assess their impact on value. Additionally, we carefully assess the characteristics of the property itself, including the number of bedrooms, bathrooms, overall condition of the property, plot size, and any additional amenities such as a garage or swimming pool.
Market conditions are also a significant consideration. Our agents closely monitor trends and developments in the real estate market to understand how they may influence a property’s value. Moreover, we rely on recent sale prices of comparable properties in the area.
Difference between a (desktop) appraisal and property valuation
A property valuation is an estimation of the market value by the selling agent. Metropool Makelaars understands the market and can make a good estimate of the selling value. Metropool Makelaars does not conduct appraisals since an NWWI or desktop appraisal is often required for financing after the sale has been agreed upon.

For property financing, you usually need an NWWI validated appraisal report or desktop appraisal. In many cases, the mortgage advisor can also request an NWWI validated appraisal report if it is needed for financing.
